Prelisting

 

Before we list your house, we will:

  • Research property values by reviewing recently sold properties, expired listings and homes currently on the market
  • Prepare a preliminary market an exclusions and personal property alysis
  • Secure tax information on the property
  • Recommend possible improvements to enhance the sale of your home
  • Provide staging advice
  • Explain seller closing procedures and estimate net proceeds
  • Review market conditions and advise seller on timing
  • Establish exclusions and personal property

 

Negotiation

 

When an offer to purchase is received we will:

  • Analyze, evaluate, and proof the purchase agreement for completeness and accuracy
  • Discuss qualifications of prospective buyer
  • Negotiate on your behalf
  • Explain all the details and contingencies, such as home inspection and appraisal contingencies
  • Detail seller expenses and net proceeds
  • Deliver counter proposals promptly
  • Prepare a calendar of key upcoming actions (mortgage application, mortgage approval, inspections, and closing)
  • Maintain rapport and communicate with all parties involved in the transaction

Sale Pending

 

While your transaction is pending, we will:

  • Deposit earnest money, if applicable
  • Review title commitment, deed, affidavit, and survey
  • Provide market data for the appraiser, if necessary
  • Review inspection reports
  • Communicate with you in a timely fashion
  • Revise status in MLS records
  • Assist cooperating agent with any problems relative to the sale
  • Offer names of contractors for any needed repairs
  • Install sold sign
  • Review closing statement
  • Schedule closing

Transaction Closing

 

During and after the closing, we will:

  • Order final inspections if necessary
  • Organize for pre-signing of documents if you are unable to attend closing
  • Suggest names of movers
  • Coordinate possession of property
  • Arrange for transfer of keys
  • Pick up yard signs, marketing material, and remove lockbox
  • Attend closing and answer questions
  • Maintain a file of all closing papers
