The Purchase Process

Getting Started

We’re eager to hear from you.  Tell us about your requirements:  the “must haves” and the “nice to haves.”  What are the features and styles that appeal to you?  If you are like most home buyers, you’ve probably had both good and bad experiences in the real estate market.  We’d like to hear about them so that we can understand how to best assist you. 

One of our first steps will be to establish a Multiple Listing Service search.  This real-time search will provide you with candidate properties as soon as they are available.  

Don’t see anything you like?  No problem, we will proceed according to your schedule.  We will continue to monitor the market on an on-going basis until we find the right fit. 

Found a property that looks good?  Let us know and we’ll arrange an appointment to show you the property.   We are capable of showing you any listed property, regardless of the agency representing the seller.

Do you have a difficult schedule?  No problem, we work evenings and weekends.

The Purchase

Once the home is selected, we will assist you in preparation of the purchase offer.  Concerned about the price?  We can perform a detailed comparable property analysis to help you determine value.  We will also help you plan a bidding strategy and, serving as your advocate, will negotiate vigorously on your behalf.

The inspection process will be coordinated and followed up in a timely manner.  Looking for a qualified inspector?  We can introduce you to a number of ASHI member inspectors from which to choose.  

Your contract will be sent to your lender and to the title company and we will serve as a focal point for these transaction participants.   Do you need any recommendations on a lender?  We work with a number of the area’s leading lenders and would be happy to introduce you. 

Closing

The preparation for closing of a sale is probably the most difficult part of the purchase. This is when everything must come together in an orderly manner.  Our team strives for "boring" closings where every detail has been anticipated.  The lender comes to the title company with money.  The closing documents are properly prepared.  The seller does everything they agreed to do.  The insurance agent provides an insurance policy.  The municipality provides an occupancy permit (when required).  The seller moves out when they are scheduled.  The utility companies change over the utilities.  The bank issues you a cashier’s check for the down payment.  The title company files the Deed correctly at the Recorder of Deeds Office. 

We will continue to track and manage the transaction to help ensure as “boring” a closing as possible.
